With the new electrical regulations starting to come into force from the 1st June 2020 for new tenancies and the first of April 2021 for existing tenancies its essential that landlords are up to speed with their responsibilities. The simplest way so meeting you landlords’ responsibilities is to arrange for an experienced electrician to complete an Electrical Installation Condition Report (EICR) that the property to be rented out.
An EICR will highlight any defects or faults within the property that do not conform to the current electrical standards and that may cause harm or danger. Different faults will be given different codes depending on the severity of the fault. The new regulations state that landlords have 28 days to complete any remedial works that are required to achieve a satisfactory report with a further 28 days to issue the new report to the tenants.
While the new regulations may seem overwhelming an experienced and qualified electrician will be able to walk you through the process with relative ease. An electrician experienced in electrical inspections will have a good knowledge of the guidance note 3 inspection & testing. This will enable the best advice and guidance when faults are coded which in turn will ensure that as the person ordering the report you will have accurate information in order to make the best informed decision about any remedial works that may be needed.
